		<description>I am seeing more auctions for commercial real estate in my area.  An out-of-town bank turned down, what I believed to be, a strong all cash offer on a property in favor of putting the property up for auction.  I believe they made this choice because they did not understand the market.  Although sales at auction do not guarantee the highest sales price, the process is viewed as relatively straight-forward and transparent for both the sophisticated and unsophisticated seller.   The sold, &quot;as is&quot;, feature, the option to have a reserve and the sale to the highest bidder convey a level of fairness and also control on the side of the seller.</description>

Now if we could rid the offering docs of &#039;pro forma&#039; analysis and demand actual numbers then we can get farther down the path to ultimate transparency. As one of my Economics professor told us way back when-&quot;No one likes Government in their business, until the other guys take their lunch money.&quot;</description>
